What this means for you

  • Orange County remains the most affordable market we serve, with a median single-family price roughly $700,000 below Westchester's.
  • Inventory has been loosening here. OneKey reported single-family inventory up 10.9% year over year in May 2026, which is unusual for this region and means fewer situations where you are the eleventh offer.
  • At 6.3% annual appreciation, waiting a year is not free. If the payment works now, the math generally favors buying now.
