Relocating

Moving to Orange County and the Hudson Valley.

Most of our relocation clients are trading square footage for a commute, or a lease in the city for land. The decision comes down to three things: the train, the tax bill, and the school district.

First question

How often are you actually going in?

Two days a week in Midtown and five days a week are completely different searches. At five days, the station you live near matters more than the kitchen. At two, the county line you cross buys you an enormous amount of house.

So we start there, not with listings. Tell us the real commute and we can tell you which towns are worth your Saturdays.

Getting in

  • Westchester: Metro-North's Harlem and Hudson lines run into Grand Central. Inner-ring stations are roughly 35 to 45 minutes; the river towns further north run closer to 50 to 60 minutes.
  • Orange County: the Port Jervis line connects through Secaucus, and Short Line buses run to the Port Authority. Plan on roughly an hour and a half to two hours door to door.
  • Putnam and Dutchess: the Hudson and Harlem lines run the length of the county, which is why Beacon, Cold Spring, and Rhinebeck keep drawing both weekenders and full-time transplants.
  • Rockland: the commute runs through NJ Transit or by bus rather than Metro-North, which surprises people looking at a map for the first time.

Taxes

Read the tax bill before you fall for the house.

Two houses at the same price in two different towns can carry very different annual bills, and in this region the difference is large enough to change what you can afford. We pull the actual assessment and levy for anything you are serious about.

Then there is STAR, which offsets school taxes. If you own the home, live in it as your primary residence, and the combined income of the owners and their spouses is $500,000 or less, you can register for the Basic STAR credit. Owners 65 and older should look at Enhanced STAR, with an income limit of $110,750 for the 2026-2027 school year.

Register yourself with the Tax Department after closing. Nobody does it for you, and the credit is not retroactive beyond three years.

Schools

How to research a district honestly.

  • Look up the district, not the town. District lines and town lines do not match in much of the Hudson Valley, and two houses on the same street can feed different schools.
  • Read the New York State report card for the district alongside any ranking site. The state data is the source; the ranking is somebody's weighting of it.
  • Call the district office about the specific address before you write an offer. Bus routes and building assignments come from them, not from a listing.

A pre-approval tells you what you can actually spend before you fall for a house, so you are comparing real options instead of guessing.

It also changes how your offer reads. Listing agents and sellers treat a buyer with a letter in hand as someone who can close, and in a competitive room that credibility often matters as much as the price.
